The Best Clarksville Neighborhoods for Military Families
By Jenn McMillion, Clarksville REALTOR® · Updated October 2026
Short answer: There is no single best neighborhood. Sango and Rossview suit families who want newer homes and a short drive toward Fort Campbell, Cunningham suits buyers who want space and a quieter feel, and Oak Grove, KY is the choice for the shortest gate commute. Pick based on your commute, budget, and how much yard you want.
I help Fort Campbell families land here every year. These are the questions they ask first, answered the way I would at the kitchen table.
How to choose: three questions first
- Which gate will you drive to, and at what hour?
- What is your monthly housing budget, including your BAH?
- Do you want a newer subdivision, an established neighborhood, or acreage?
Did you know that Gate 10 and Gate 7 are the furthest apart? It could take 45 minutes to get from one to the other during the 9am rush.
Sango
Sango sits on the Clarksville side toward the Tennessee line and is a common first stop for military buyers who want newer construction and quick access to shopping. While the prices tend to be higher, the area is perfect for those that love the Nashville life as well and tends to split the commute between Fort Campbell and Nashville. The new Sprouts Supermarket is opening in 2026 there and is sure to be a win for everyone.
Rossview
Rossview draws families who want a more settled, suburban feel and are focused on the school zone. Check current zoning with the school district before you commit to any address. Off exit 8, this area is a big draw for those with families as the schools are rated very high for both the Rossview and Kirkwood School clusters. The quick access to the interstate makes the commute to Gate 7 a breeze as well.
Cunningham
Cunningham is the pick for buyers who want more land and a quieter setting, with the trade-off of a longer drive to restaurants and stores. Lots here are an average of 5 acres and you enjoy the quiet peaceful setting of Tennessee but may need a cooler to go to the grocery store in the summer.
Oak Grove, Kentucky
Oak Grove is across the state line and puts you close to the Kentucky gate. Buying in Kentucky means different taxes and rules than Tennessee, so run the full numbers for both states. Buyers tend to live here when they are looking for comparable sized homes with a lower price tag. The homes tend to be starter size with most homes being under 2,000 square feet.
Downtown, Hilldale, and Austin Peay area
If you want walkability, restaurants, and the riverfront, look closer to downtown and near Austin Peay. Homes here tend to be older, and the commute to Fort Campbell is longer. The ability to be at the F&M Bank Arena in 10 minutes is a plus that shouldn't be overlooked though.
Quick comparison
Area | Best for | Trade-off |
|---|---|---|
Sango | Newer homes, easy errands | Busier roads |
Rossview | Suburban feel, school focus | Verify school zone by address |
Cunningham | Land and quiet | Farther from shops |
Oak Grove, KY | Shortest gate commute | Different state taxes and rules |
Downtown / Hilldale | Walkability, older charm | Longer base commute |

Is Clarksville a good place for military families? Many families choose it for the cost of living compared with larger cities, the community around Fort Campbell, and the lack of Tennessee income tax on wages.
